Introduction
In the wake of the COVID-19 pandemic, St. James's Place (SJP), a prominent player in the banking sector, sought to revitalize its office space in Cirencester. The objective was to create an environment that would welcome employees back and facilitate a transition to 'normal' working conditions.
Objectives
The project's scope included a comprehensive CAT B fit-out on the 2nd floor of the SJP offices. It aimed to establish a modern, dynamic workspace with various meeting spaces, an open-plan office area, and enhanced kitchen and breakout spaces.
Challenges
Live Environment: The construction and refurbishment work had to be carried out in an operational office setting, necessitating minimal disruption to ongoing work.
Overlapping Design and Construction Phases: Coordinating the design and construction simultaneously posed significant logistical challenges.
Approach
Cox Design Consult Construct managed the project, bringing their expertise in creating innovative and functional workspaces.
Emphasis was placed on creating a fresh, inviting office environment that encouraged collaborative and dynamic working.
The design included Mondrian-style metal frame glazed partitions for acoustic privacy in meeting areas and modern, comfortable furniture for the open-plan spaces.
Adaptations were made to the existing MEP (Mechanical, Electrical, and Plumbing) services to align with the new layout and design.
The project was meticulously phased to minimize disruption to the ongoing operations of the SJP office.
Fit-Out Features
Meeting Spaces: Multiple meeting rooms with sound-rated glazed partitions, offering privacy without sacrificing the open feel.
Open Plan Office: Modern and inviting with ergonomic and flexible furniture.
Kitchen and Breakout Space: A redesigned kitchen and breakout area, fostering a relaxed and collaborative environment.
Outcome
The project was successfully delivered on budget and on schedule. The new fit-out has significantly enhanced the office environment at SJP, aligning it with contemporary work practices and post-pandemic needs.
Dynamic Workspace: The refurbishment has created a space that supports flexibility and collaboration, essential for modern working environments.
Seamless Execution: Despite the overlapping phases and the challenge of a live environment, the project was completed without major disruptions.
Stakeholder Satisfaction: Both SJP and CBRE were highly satisfied with the outcome, which met the project's objectives and stakeholder expectations.
